How long does it take to build an ADU?+
A typical detached ADU takes 6–9 months from permit submittal to final inspection. Garage conversions are faster — usually 3–4 months. Prefab ADUs can be installed in as little as 8 weeks once site prep and permits are complete.
Do I need a permit to build an ADU in Los Angeles?+
Yes. All ADUs require a permit from LADBS or your local city building department. State law makes the approval process ministerial — meaning if your plans meet code, the city must approve them. We handle the entire permit process for you.
Can I rent out my ADU?+
Yes. California state law allows you to rent your ADU long-term (30+ days). Short-term rentals like Airbnb depend on your local city ordinance — Los Angeles has additional restrictions.
Will an ADU increase my property taxes?+
Only the newly built ADU is reassessed. Your existing home keeps its current Prop 13 tax basis. Most homeowners see a tax increase of $1,500–$3,500 per year, depending on the ADU's assessed value.
What's the difference between an ADU and a Junior ADU (JADU)?+
A JADU is a unit up to 500 sq ft created within the walls of your existing home, with its own entrance and kitchenette. ADUs can be detached, attached, or converted and up to 1,200 sq ft.
